Refurbishment of listed property in centre of Birmingham
A complex project to refurbish a large listed terrace of offices and shops into apartments. The project involved spending circa £10m on an existing £22m building to create 205 student apartments. The build period was just 4 months and it was important to ensure the offer of cover could be provided swiftly to ensure no significant works were completed before insurers could inspect. The project had begun strip out but cover was placed with a suitable warranty provider. While the work is continuing on site we remain involved dealing with the insurer audits and ensuring the policy meets the client needs and those of their legal team.
Large scale development of Build to Rent units
We are involved in providing the warranties for a number of sizeable build to rent facilities. A project in Birmingham to provide 237 units is currently under construction with the warranties placed with an “A” rated insurer. The project cost is circa £70m and our involvement in negotiating and providing information to our client and insurers has been seen as invaluable by our client. The project is being audited throughout by insurers but our involvement remains significant and having completed a site visit recently we understand the new build project is to complete before the end of March 2023. Having provided advice on a number of projects for this client we are looking forward to the additional projects currently under negotiation with insurers.
Residential Property
We were approached by a developer who had arranged his 200 unit development directly with NHBC. There was an issue on one unit where cables were installed in a manner NHBC were not comfortable with. As a result, NHBC could not sign off the property and the developer was unable to sell the property.
Taking time to understand the issue and to get to grips with a solution, we were able to discuss the matter with alternative warranty providers and to provide the developer with a warranty which complied with mortgage lender requirements and unlocked the ability to sell the property.
